# Residential Design Principles
Residential architecture is the most fundamental and ubiquitous building type — it constitutes approximately 70-80% of all constructed floor area globally and is the building type most people experience most intimately. Designing homes demands an understanding of spatial relationships at the most personal scale: how people cook, sleep, wash, socialise, work, store possessions, raise children, and age in place. For the practicing architect, residential design combines exacting technical requirements (acoustic separation, thermal performance, fire safety, daylight, ventilation) with deeply subjective qualities of comfort, privacy, territory, and identity.

## Daylight and Aspect
| Standard | Metric | Target |
|----------|--------|--------|
| BS EN 17037 / BRE 209 | Average Daylight Factor (ADF) | ≥2.0% living rooms; ≥1.5% kitchens; ≥1.0% bedrooms |
| UK Building Regulations (ADB) | No standard | — |

| Passivhaus | — | Window-to-floor ratio minimum 15% (south glass preferred) |
**Aspect**:
- **Single-aspect**: One external wall with windows — acceptable only if south, east, or west; avoid north-facing single-aspect
- **Dual-aspect**: Windows on two external walls — significantly better daylight, ventilation, and overheating management
- **Triple/corner**: Windows on three faces — optimal for daylight and cross-ventilation
**Privacy distances**:
- Face-to-face (habitable room to habitable room): Minimum 18-22m (varies by local authority)
- Face-to-side/back boundary: Minimum 9-11m
- Ground floor: Reduced distances acceptable with landscape screening

## Acoustic Design
### Separating Elements (Between Dwellings)
| Element | Minimum Airborne Sound Insulation | Minimum Impact Sound Insulation |
|---------|----------------------------------|-------------------------------|

| **Separating floor** (Approved Document E) | DnT,w + Ctr ≥ 43 dB | L'nT,w ≤ 62 dB |
| **Enhanced** (for premium developments) | DnT,w + Ctr ≥ 50 dB | L'nT,w ≤ 55 dB |
### Internal Ambient Noise Levels
